Job Description

The Construction Manager is responsible for planning, organizing, directing, and controlling residential and commercial renovation and construction projects from initial conception through to completion. Working in close collaboration with clients, architects, engineers, trade subcontractors, and suppliers, this role ensures all projects are executed in strict accordance with architectural drawings, schedules, safety regulations, and budget specifications.

Job Duties

  • Plan, organize, direct, control, and evaluate residential and commercial renovation and construction projects from initial conception through completion according to schedules, architectural drawings, and budget specifications.
  • Plan and establish project master schedules, milestones, and workflow sequences, and monitor on-site progress against established critical path baselines and quality benchmarks.
  • Prepare and oversee project budget estimates, track material and labor costs, manage cash flow projections, and implement cost-control measures to prevent budget overruns.
  • Plan, manage, and coordinate the procurement of building materials, specialized tools, and heavy machinery, ensuring timely delivery and optimal site storage.
  • Select, negotiate contracts with, and oversee the performance of trade subcontractors (carpenters, electricians, plumbers, painters, drywallers) to ensure workmanship meets architectural specifications and building codes.
  • Direct the hiring, scheduling, supervision, and performance evaluation of on-site supervisory staff, tradespersons, and apprentices.
  • Review and interpret architectural blueprints, structural engineering designs, and specifications, and consult with architects, engineers, and clients on design modifications and technical feasibility.

Qualifications

  • At least College diploma in construction technology, construction management, civil engineering, or a related field required.
  • A minimum of 3 years of direct experience in construction and renovation project management.
